Bottom line is it depends- it took us a while to get a cleaning crew that can do the turns at a level that is museum ready.

With raw land of course you are almost always looking at 25% down, and $75k I can manage and not even dip into my comfort level of reserves but that is just about the absolute max.

Not that the turn key route is bad per say.... but depending on the level of due diligence performed you might find it's almost as much work as finding a deal yourself.
