By that I mean you aren't purposefully intruding on a major holiday like Xmas (or V-day for the romantics lol), OR if you were abusing it to make the tenant uncomfortable.Honestly, I think you would even have an argument that this is an emergency situation that needs to be rectified ASAP, and doesn't require 24 hours notice.

I tell My husband we have to treat our guests like We would if we were pursuing them romantically. for example if they text us a complaint then stop responding this would lead to a bad review if we didn’t follow up with them - though we were communicating with them trying to fix it and they chose to go Quiet.

I know how easy it is to get fubared by undercapitalized contractors all the corners they try to cut.. relationships are the key @Jessie Huffey as Jessie says you find a great contractor you bring him a bottle of wine or a six pack or a gift certificate for dinner.. what ever it takes to keep him or her on your team they are invaluable.

I  also believe everything will have to go into her name in regards to title and things of that nature, which can probably be changed into your name (gift deed) after the deal closes.
