This could probably be its own thread, but since you brought it up here, I don't quite get what this implies (admittedly I'm not much of a techie).

When advertising that you buy utilizing "Cash" which implies cash at close  you should have the ability to actually buy with cash and without any contingencies.  

And if you are going to mention the "F" word mention in a way that implies that you buy from all kinds of folks.
