And yes, I am a bit more biased towards multi-family units because I have a friend who invests in them and she basically sold me on the idea that it's a better option for long term buy a hold (which is what I'm aiming for), and it also relieves a bit of the pressure if a tenant needs to move, or needs to be evicted, as you'll still have some additional rental income coming in.I've been in contact with a few realtors who have sent over some properties which fall within the price range I'm seeking.

@Abhishesh Acharya I work as a contractor with Citiside Properties, so I am a bit biased but one of there primary types of properties managed are small multi family with offsite management.

I am biased but I would say we at Easy Street Capital are one of the best DSCR lenders (especially if you are doing BRRRR as we have a great fix and flip product as well).

You are in the business so I understand your bias but that doesn’t mean we as customer ignore the lack of any standard and transparency in how  contractors price their work.As for lock, yes if they were coming to do only lock I would expect to pay that much but as a part of bigger job it shouldn’t be marked up to this point.
