I would just evaluate the exterior in comparison to other recently sold properties to ensure it is on the same level.

They are securities but backed by real estate and commercially evaluated real estate at that. 

The technician write up references that the exterior heat pump compressor had locked rotor amps and couldn't be evaluated and recommended a whole new system due to it using the old refrigerant and it's condition and that the drain pan was rusted. 

I feel that that will be my weakness as I progress through my investment journey.
