Don’t trust anyone, especially those with a conflict of interest, and even me...and time your purchase and acquire after the bottom, which should occur in approximately 12-24 months.these things are not necessarily bad, but things you should be aware of.fyi:I own and self manage rentals across 8 cities in 5 states for last 20 years. 

Personally I like the idea, just unsure of the legality of it haha.As far as calling the police generally around me the police hate and sometimes flat out refuse to get involved in tenant/LL conflicts and tell you it is a civil matter and unless a criminal law has been violated there is nothing they can do.

I was once in your shoes and totally understand.. oh, it’s hard to make a move when you don’t feel like you have a confidence and get a lot of conflicting viewpoints and opinions on these forms in podcasts. 

But, you rightly realized that there is a conflict.  

As far as continuing the W2, it's not really an option as I currently work in Banking and more than likely someone would see it as a conflict of interest.That said, I'm not new to RE I've purchased numerous properties in the past and been to hundreds of open houses in the process.

Pets certainly add more risk of renter to renter conflict, not to mention allergies, etc.

Another thought, a lot of times someone that is "waiting until x" to get a divorce (or do whatever), is still conflicted about moving forward.

Got to love the PM that just state "pay the bill" rather than hold a tenant responsible- path of least resistance and avoids conflicts. but its not their $$, so why not.
