I'm not a lawyer, no legal advice, but you might need a lawyer as you'll need to insure whatever agreements you have are clearly defined in writing so it doesn't get muddled up in a court case later and that her name is then actually off the property and that any joint accounts you have paid off with the refinance are actually closed.
