If you hold Title via a legal entity such as a LLC, as I think you have surmised the entity is not eligible for conforming residential loans. 

@Mark Oliver is there enough equity in one of the properties to trade up via a 1031 to buy a larger property or sell one and buy two more, etc. ?

I own my Coop outright in NYC and want to use equity to fund my first deal (the down payment) via a HELOC.
