They're in the process right now of doing video inspections for me on the homes, and they have been quick to inform me on any issues, etc.

She's smart, accurate and quick--which apparently is a rarity in my experience.

Just wanted to post a quick update: we found a company called VIP who we are going to use.

However, if you are in a neighborhood that is quickly transitioning and what is a $40k home today is going to likely be worth $100k+ in 5 years, does this change anything?...

There are also very few houses on the market and the ones that get listed usually move pretty quick.

We got a reply pretty quick & brought the potential tenants over and let them check out the house.

I'd say we're currently on a 6 month cycle of pulling fresh data from them.Our data practices are evolving quickly :-)
