One critical recommendation I would add, before finding the deal or financing or running numbers, find a mentor.  

Do you have a mentor?

identify the returns or yields you want figure out if you want returns as soon as you purchase the note or delayed into the future figure out your risk tolerance find free or cheap educational content about notes get trained up by a class or a mentor purchase

Find someone in your local market and offer to do anything they need help with in exchange for the experience and mentoring.
