But, I don't think it's worth keeping these tenants if you only charge them $700/month.There has to be something in it for you, too, otherwise it's charity, and tenants won't be grateful by and large.

I have also suggested she: consult an attorney who deals with MA real estate, move and stop being a landlord (which they were considering for health reasons- selling this house would allow a cash purchase of a new home), move and continue being a landlord, renting both units hoping that the financial gain will help her better deal with tenants who are less than truthfulI would be most grateful for thoughts/input/ideas, particularly from people familiar with the MA laws which are very owner unfriendly, or so it seems...Thanks!!

@Marcia Maynard I would love to be one of your tenants and I'd actually appreciate the good will gestures you provide to your tenants.Unfortunately, there are just so many tenants who would not only not be grateful for the gesture, but would see it as expected, and then start adding more things they expect from you.I also didn't provide toilet paper, etc.

Upshot: I am extremely grateful that we can make business decisions in my state (NC), and that government doesn't (yet) dictate our policies. (*) lease-year - 1 property leased for 12 months with a S-8 payment under a HAP contract.
