I agree with your assumption, Omar, that 'in all likelihood' it is not worth it on smaller properties, but one's accountant should be able to give their expert opinion if it makes sense for their specific situation.

You can often view demographics such as level of education, income, etc relative to the market area, and this would allow you to make some base assumptions as to what kind of area you are looking at.
