There is no accurate answer to that question. Many investors like to take a tight snap shot of a properties numbers to please themselves when in reality no investor knows their real cash flow until the day they sell the property. Most will also conveniently ignore the value of their equity in a property when doing calculations as well throwing true cash flow numbers out the window.  They do not separate cash flow from a property from that generated by their cash/equity. These are two entirely separate income streams many investors conveniently choose to ignore to artificially inflate a properties income generation.

Cash flow is based on the life of a property not on yesterdays numbers, certainly not on any given month. Looking in the rear view mirror is only going to run you into a wall.

What you are really asking is "what's the most you've seen someone imagine cashflow to be in one month."
