You can install vinyl plank over your cracked tile, but depending on how uneven the tile floor is now and in the future (it will continue to crack) and how think your selection of vinyl plank, it will show through the floor eventually.The existing tile likely cracked due to instability in the subfloor.

I'd like to buy a small townhome to start my investing, but I do not own a house myself, I feel like if I do not do it before buying my own home, I wont do it because I'll invest everything we have in our house leaving nothing left for investing.We actually pay 1200, and we can possibly buy a 70-90K property that can yield 1000/mo.Some friends have advised us to buy a property, live it and then rent it, but we are not sure.What are your opinions?

One of the things we invest in are tax liens, we will have 500-750 at any given time, most are quite affordable and percentage-wise, we are now ending up with approx 10-15% of them maturing to us each year.
