They can get to the pole from the street (which is city owned[obviously the street is, but I meant the area around the pole}) and the equipment is in the large shop which I do not intend to rent with the house (unless someone was really interested and willing to pay), and the house is on the corner, so there is a nice path straight to the segregated area for their equipment, which is totally away from the house.

This is in North Dallas, and these are newer heat pumps, installed last year 16 SEER variable speed units.There's no Natural Gas where we are - we do have Propane, but we only use that to heat pool or hot tub, and for a fireplace.Just as a test, several weeks back when our weather had highs in the 20's and lows in the teens I switched to emergency heat (heat strips) to see if the heat pumps were really saving us money vs straight electric heat - indeed they were.

And, as long as the gift is coming from a family member, generally no seasoning is required; what will be required though is bank statements proving where the money came from and a gift letter signed by both parties.I'm closing one next week where the money was just transferred from parents to son last week -- once the bank statements were available and the gift letter was signed, the info went straight to the underwriter for approval.
