We've basically eliminated all of the worry about investing out of state since those who we connected with are experienced investors and/or brokers and have worked with contractors, property managers, and lenders in their respective areas.We hope to begin making offers within the next few weeks after we get through the pre-qualification phase with the lenders they recommended.

You can check with your lender, but typically they'll also only allow you to use 75% of unit #2 rent in your qualification process.#3  if you want all this:   "My most consideration here is now ,since i want to buy with FHA , i need to stay in 1 unit with my family. so i need to think many factors like school ratings, safe neighborhood, high rental demand place(where tenants occupancy will not be issue) , less natural disasters, less gun shots ext."

I'd say do your research and reach out to a bunch of them, because while the general concept is the same for most lenders (Rental income > PITI(A) payment) some have different qualification metrics and pricing adjustments such as FICO thresholds, LTV, prepays, lender points, etc.
