Depending on which service you can help him see it's like another PCS (Permanent Change of Station) move.Ultimately, you should identify and address the root cause of his cold feet which appears to be change.

It's in a great location - walking distance to grocery store, great bars/restaurants, concert venue and a light rail station that can take someone into Denver, etc

They will place bait stations around the property.  

I think your timeline would work really well with a live in flip since you are close to your 20 year mark and since you aren't bringing your family, I'm assuming you will be retiring somewhere else after this final duty station.

I am currently still looking into that but was wondering if anyone had any trouble with a similar issue or any problems filling units/ getting market rate rents due to proximity to a gas station (smell, noise, traffic etc.)

Middle TN is a great market.Any of the areas orbiting Nashville are pretty safe.

With that, the problem I run in to is being stationed in California, and hoping to get stationed in Virginia.
