Profits from flipping at the volume you appear to be operating at would more likely be considered self-employment income subject to regular taxation plus self-employment taxes.In that case, being able to shelter some of that income from taxation by contributing to a Solo 401(k) could be advantageous.

The defendant did not provide any extenuating reason for failing to appear at the scheduled time (in spite of being given additional 20 mins to appear)I faxed the judge yesterday nicely worded letter stating that I live 125 miles from the courts, and that it would be very inconvenient for me to have this reopened. and that I object to her motion to reopen the case.

Fortunately the first-in-time ordinance regulating the screening process was struck down by the courts though it is still a good general principle to offer tenancy to the first qualified tenant who completes the application process.
