Investment prop Albany/Leesburg, Georgia

I am a new investor looking to buy property in the Albany (northwest) and Leesburg area. I'm leaning more towards Leesburg since the schools are better and it seems to be more family oriented (better tenants I hope). I'm finding some properties with minimal rehab for 80-90K, 3 bed/2 bath. It appears rents should be around $850-$900. Has anyone invested in this area? If so, are my estimations for rent on the right track? How is the vacancy rate?
