The largest part of the rehab is re-doing the kitchen (replacing cabinets, replacing formica walls with sheetrock, and putting down LVP floors). 

Maybe if you're just "refreshing" the unit (fresh paint, new hardware, new carpets), but if you're replacing fixtures, cabinets, doors, doing any major modifications, then no way.The other thing to consider is that in a condo the board may require that renovation plans are reviewed and approved.

We have the tenants open the sink base cabinet doors in kitchen and bath to keep warm air flowing under and into the cabinet.  

Evicted rehabbed & upgraded the tenant demographics.I raise you a couple tenants who decided to help us out & paint their own kitchen cabinets so we didn't need to do it at the next turnover & deduct it from their deposit.

I wanted to get nice satin nicked door knobs, replace trim, put in cabinets and put cabinet pulls on all the cabinets.Now, I wish I hadn't done the work I actually DID do, because the tenants don't care what color the doorknobs are, or whether they match or not.

It might be cherry cabinets in one neighborhood, and white cabinets in another. 

I installed new cabinets and countertops, installed new vinyl planking, painted interior and exterior, installed a new 170ft security fence, extended a wooden fence and adjusted for grade, installed an irrigation system, maintained the foliage, and other maintenance updates.

New roof, flooring, cabinets, countertops, fixtures, yard, sprinkler system, paint, tile, doors, trim, etc.

Prolly won’t make a difference but crown on top of cabinets to the ceiling will finsh that off nice.
