The largest part of the rehab is re-doing the kitchen (replacing cabinets, replacing formica walls with sheetrock, and putting down LVP floors).

Maybe if you're just "refreshing" the unit (fresh paint, new hardware, new carpets), but if you're replacing fixtures, cabinets, doors, doing any major modifications, then no way.The other thing to consider is that in a condo the board may require that renovation plans are reviewed and approved.

We have the tenants open the sink base cabinet doors in kitchen and bath to keep warm air flowing under and into the cabinet.

I wanted to get nice satin nicked door knobs, replace trim, put in cabinets and put cabinet pulls on all the cabinets.Now, I wish I hadn't done the work I actually DID do, because the tenants don't care what color the doorknobs are, or whether they match or not.
