To take a stab at #3, I'd say the one thing a regular REIA meeting needs is content that the members find valuable - WITHOUT trying to get members to buy anything.It sounds like a simple answer, but very often you will have investors of various experience levels, so you have to understand your members and cater to their needs.It seems like you get (or, we seem to get) around 60% new people, 30% intermediate, and 10% advanced/full time investors, at our meetings.So naturally, much of our meeting content (presenters) is aimed at beginners, but we try to include enough medium level content to keep the medium & advanced people interested enough to keep coming back, and also to give the beginners an idea of the next level they can grow towards.It seems like our group has had challenges with advanced presenters/material as it seems too leave too many of the new/medium level investors out, so typically what I've seen happen is that the advanced people identify each other and then meet in small groups or network with each other individually, using the REIA to stay in touch and make new individual connections.I'd also recommend you try to recruit some people early on when you start, to help you with everything as I think these kinds of groups can grow quickly and the more help you have, the better!

Don't get me wrong, there is a lot of money to be made but make sure you know what you're getting yourself into.Some food for thought: In 2017 at one of my condos in a gated community off Lake Mead Blvd there was a murder at the community pool.

Different business folks in a town would feel different about Amz moving into town in a specific community: 1>the real estate investor folks definitely would be excited 2>the renter not so excited 3> Hipster restaurant-er with money to spend would be excited to sell over priced food "experience" 4>Local Subway store would not be excited due to being priced out/sneered at 5>Hipster pour over coffee and fancy latte "experience" owner would be excited 6>Local $15 mens Barber would not be excited 7> $50 Mens "Hairstylist" place will be excited 8> Some people who have been in that area for years and dont like things to change much will not be excited 9>Politician trying to do favors for Az will be excited ......As you can see there will be many people on both sides , it is impossible to make a sweeping statement for a whole community that everyone would be happy with things to come, in fact for many people its a fight for their life and their means on income.

He doesn't collect a salary, everything is on an expense account, so his food is on his expense account, rent payments, car payments etc., so creditors got nothing to attach.But, do I want to live like that?
