Real estate broker'', hereinafter referred to as broker, any person who for another person and for a fee, commission or other valuable consideration, or with the intention or in the expectation or upon the promise of receiving or collecting a fee, commission or other valuable consideration, does any of the following: sells, exchanges, purchases, rents or leases, or negotiates, or offers, attempts or agrees to negotiate the sale, exchange, purchase, rental or leasing of any real estate, or lists or offers, attempts or agrees to list any real estate, or buys or offers to buy, sells or offers to sell or otherwise deals in options on real estate, or advertises or holds himself out as engaged in the business of selling, exchanging, purchasing, renting or leasing real estate, or assists or directs in the procuring of prospects or the negotiation or completion of any agreement or transaction which results or is intended to result in the sale, exchange, purchase, leasing or renting of any real estate.This really couldn't be any more clear. 

They have a very promising job offer for a CA$3000 bi-weekly for a Real Estate Manager position, they have a very detailed and impressive job description and they tried to call me.

After listening to lots of stories and admiring the pristine 60's-style apartments, I wrote a full price, as-is offer with a promise to close in less than two weeks... after having to physically track down the seller multiple times (he had no phone, no email, and just went off places sometimes) the contract finally got signed.  

If they are tenants and have a valid lease you have to honor it for its duration otherwise can offer cash for keys as mentioned above. important point and as folks get craftier the fake leases are more common. 

Watch out for advertising that throws out a lot of "fancy financial terms" like promising to increase your return on investment (ROI), lol.

After all, until now they have always paid and, I have avoided doing work and spending money.This month (June) came with the usual excuses, lies and broken promises.

When I've been in this position in the past, I've marketed the home as a lease-purchase with an attractive Decorator Allowance (say $3-5K) that the resident will only get once they are qualified and ready to purchase the house, sometime down the road.Great tenants do want an attractive home, but they are often willing to overlook cosmetic concerns if they are given both the opportunity to purchase and the promise of a big check to make things pretty once they buy!

Anyone can buy a good deal, it takes a team to make that deal produce the returns it was promised over time, that team includes management which means they are basically a complaint desk of people’s perceptions or problems.
