The Vice President of 1st Bank Yuma Travis Hice was extremely helpful and made the transaction easy.Unfortunately, we used an inexperienced Title Officer at Pioneer Title which led to several miscalculations & numerous head aches.

I just signed up less than a week ago and it's led to over 100 emails/messages/texts with and from states, cities, brokers, lenders, buyers, title companies, etc.

All roads led to the same place.

I have a rental in Hillsborough Cty FL that supposedly led the country in increased rents (24%).

A couple of years later and a bad tenant or two and I decided to start researching the most efficient way to running my rental (the inner accountant coming out of me), which led me to BP.As noted, my 9-5 is as an accountant. 

Low flush toilets and LED lighting can shave money off the bottom line, but new plumbing fixtures also ensure there is no deferred maintenance to come up.  

It took me more from October 2016 to August 2017 but I found a way to make 2 happen and that led to 3 more. 

The situation is, as I prepare to have my first tax strategy planning call with my newly hired cpa/tax strategist, the thought hit me that I should probably be keeping track of all the rehab costs receipts - this led me to ask my project manager if receipts would be available from the contractor at the end of the rehab peocsss.

This is not so I can teach but I feel strongly led to get that degree so I can homeschool and invest (key word invest) into my own children and family someday.  

It's what I teach my students and it works almost like magic (but it's not, it's just goal setting, planning and outsmarting your instincts to go about your life the same way every day - because what you've been doing has led to zero investment properties - so you need to shake it up!)
