It appears that those with a formal education are missing the point of the intrinsic values they have acquired without giving due credit to a few of the aspects I mentioned.I can see that someday, anyone holding X number of rental properties will be required to hold a license.

Risk assessment, at least an accurate assessment is mostly impossible for an individual and I'd doubt it's that accurate at a mid size institutional type either.While I understand some of your unique industry, inner-office phraseology such as "capital waterfall" it's not that well understood nor applicable to individual note investors here, while I understand it seems to embellish some sense of expertise in a post, it's poor communication to our audience and simply takes us to conceptual aspects rather than realistic and relevant analysis.

For me that's just not good enough so I have recently started placing block after strategic block in a foundation for our new real estate investment firm that I hope will bear greater and longer lasting fruits than our first attempt.Although our credit has recovered for the most part from our personal housing crash, we have been unable to acquire capital for down payments.
