That lender will probably lend to you again if you show your integrity.

Not that I want to question anyone's integrity, but the best play is to be up front.  

This is ILLEGAL and speaks to their integrity. 

As long as you are acting with integrity, don't let the negativity phase you.

There is not likely going to be much structural integrity left in those materials.

Sub-to deals are really not for the average investor--at least not to do legally and with integrity.

I understand, as it was put to me, that a lot of wholesalers don't have integrity in their work and the way they do business and this creates a negative image for wholesalers in general, is this a common thought?
