Sue is right - they are people and you should be grateful that they pay on time.

Any judge you end up in front of with that contract will be grateful.

Maybe he would be grateful for that? 

If you roll it into the overall rent, they won't know the difference and they'll feel grateful to live in a place where the landlord isn't apparently nickel and diming them to death.

The guy plays Grateful Dead at 6AM daily apparently...I’m thinking of offering him cash for keys, pro-rating rent for whatever time he needs to remain in the unit, suggesting he take all of his stuff straight to a laundromat, and reminding him that he’s not even on the lease and that an eviction would make it difficult to find his next place.
