Roughly $400 a month - or 5k a year in my pocket which basically pays for a nice vacation for my family every year.You might be able to check with them about an umbrella policy as well.

Last year we bought a SFH that needed a small amount of work and turned it into a rental unit and the separate garage will eventually become a duplex (currently a single efficiency which we did last fall)We do most of the work ourselves so far and I enjoy it.

wow and good luck.another tidbit is to shut off the valve before the meter before you leave on vacation. this reminds me, i have to tell the tenants to let us know when they leave so i go and shut it for for them at no charge.

I wish I could be of more help but I am on the other spectrum of commercial.I do the triple net leasing transactions and apartment buildings transactions but I do not do any property management or tenant rep as I do not enjoy that aspect of it.Do you use Costar tenant professional??
