I also put a backup lockbox with keys at each property for the lockout issue, since I don't have electronic locks on every gate (preferable), like Al said.

Electronic communication is legal notice now pretty much everywhere, and it can be text or email, etc.So, something like this:Dear Tenant:It is unfortunate that you have stopped communicating with me regarding your move-out.

Disclaimer:  I work for a rent payment service@Nathan Seltzer look into a rent payment service that will process the payments electronically and report the payments to the credit bureaus as I would imagine that may cost less than RentalKharma charges for just reporting payments.

I wanted to see if anyone uses an internet based prescreening method where the renter would have to E-sign their electronic signature after the questionaire is fully answered that  you submit to them via email from your ad.
