Anything with water (even the drains on condensing LP units) has to be within the heated space of a building. 

@Jim Groves  I don't think I will ever understand the motivation to raise money at 1 to 5k at a time.seems like a bunch of brain drain and liability herding all those folks. but I guess if you get good enough and big enough it will pay off.. but just staffing for that and customer care must be expensive.Look at some of the crowdfunders who we see talked about on this site and one of the major complaints is lack of customer relations. 

The drain cleaner guy pulled out a nested clump of tree roots.

If you want to see how they're are living, schedule an annual or bi-annual inspection to check drains, furnace, etc. and just take a look around while you are there.

The cleaning fee pays obviously for the cleaners time, supplies, and for her taking/washing the laundry, and dealing with the draining/refilling/sanitizing of the hot tub on each turn.

Since then I have had few vacancies and have invested about $8,000 to replace a roof, a few appliances, and a basement flood situation, due to roots in the drain.  

I make sure all water leaks, (fresh and drain water). 

If so, it is full and needs to be dug up and vacuumed out to see if it is the tank or the drain field.
