@Michael NguyenFor the most part apartments "multi family" have higher cap rates vs Office Buildings.Commercial leases are more bullet proof in court vs residential leases..Commercial leases are like guaranteed leases..

Hi Guys,I have a property under contract, the garage is on a hill and the downhill side post and beam foundation appears to have sunk 3-6 inches causing the garage to lean.

I do know however there are caveats that I did not cover such as location, population growth and Jobs but just looking at raw numbers it appears that what the seller wants and what the buyer would need to make this a good deal are pretty far apart.I would love to hear anyone’s thoughts on this and hopefully, any discussion that follows becomes a learning experience for all.

Looking at the market today, I am not sure that I am ready to jump back into Austin until the prices settle.However San Antonio appears to be a great market for investing and I would love to obtain one or rental properties.
