Seriously though, I know my way around a house from doing extensive work on my own (siding, windows, electrical wiring, insulation, extra insulation, fence, deck - on and on) and I do feel like my appraisal of needed repairs is reasonable.

The concern here would be that I've done a decent job of holding onto liquidity for investments (the road to financial freedom) but the mortgages aren't being paid down fast enough (hence, the deck of cards analogy) or forcing a property sale before it's optimal or to finance the next deal?

The house is over run by pets and needs a full interior update, new roof, new deck, need water filter(well water), and landscaping.

Cars parked at "an angle " on a driveway, paint of the gutters is outdated, oversized sofa not allowed on the deck..

Mostly bathrooms, decks and garages.  

but please reply back to me again with charts that go back to 2012 that you use on clients in your pitch deck showing them “housing never goes down”

Yo yo @Declan McManus - Absolutely amazing that you already have $30k on deck to invest at 22 years old!

Also the light things add up, tools, blades, screws and other small things certainly added up a ton doing a whole house compared to partial flips. 

It was priced very low compared to tax assestment because it needed a fair amount of work, but outside of the deck it wasn't anything that wouldn't get through financing.
