Seriously though, I know my way around a house from doing extensive work on my own (siding, windows, electrical wiring, insulation, extra insulation, fence, deck - on and on) and I do feel like my appraisal of needed repairs is reasonable.

The concern here would be that I've done a decent job of holding onto liquidity for investments (the road to financial freedom) but the mortgages aren't being paid down fast enough (hence, the deck of cards analogy) or forcing a property sale before it's optimal or to finance the next deal?

It was priced very low compared to tax assestment because it needed a fair amount of work, but outside of the deck it wasn't anything that wouldn't get through financing.
