They have more experience on tenant screening and dealing with bad tenants if one slips by their filters. 

We done research which indicates this property is rented below market value and have demand to rent at a higher price.

One of the tenants rented an apartment right after we got into contract for below market. 

in addition I would look at1. are the rents below market?

Stocks very close to overvalued if not already, bonds stink in a rising interest rate environment, real estate is risky now(home prices bounced well above the trend line)and way below normal on yield.R.e. notes may be the only thing to consider unless you are brave enough for bitcoin

Average growth of Income increase vs house price shows huge difference (sign of bubble)There are many U.S. cities with solid fundamentals (population growth, employment, strong local economy) where I can see potential (still below peaks from 2008s) and decent cash flow/cap rates. 

Also, if the market is that good it sounds like you're currently renting below market rent.

Credit score below 500. 

I want to appeal this new assessment but the problem is I can't think of any good points to make in my appeal as to why the assessment should be lowered.
