My wife read online that if you use 1031 to purchase an investment property in NYC that as far as houses are concerned, you can only purchase a multi family house and not a single family house or houses.

Currently you can find 1000sqft apartments in decent neighborhoods starting at $45k and homes starting at $60k , this is info i found online Bolivia is one of those places where people are still old school and you find the best deals by word of mouth.

The one I just sold was grandfathered into free super charging so I never paid when I went over land out of state etc.I need the 4 runner for fishing trips back into the boonies.PS I was going to buy a cybertruck but I needed it in Dec for the write off I did not get an opportunity to buy it till feb. 

The banks I'm using get the job done and are hassle-free, but I'd still love to use just one bank and have an interface where I can see all llc activity on one dashboard.
