It was very uncomfortable and I didn't feel I could talk freely.I would not show an occupied place.

Sometimes the "circle-talk" could lead to an almost silent conversation (how uncomfortable for a seller).

So I have low expectations and am not uncomfortable with "losing" money here for the most part.

There are some great commercials currently playing in my area about RE-LEARNING to do daily routine activities without smoking.

And if you are stuck with a "bad" tenant that pays, do what you can through your lease, local ordinances, police reports etc. to file a landlord-tenant action or make it "uncomfortable" for them to stay in your unit/house.

I work with and know several other mortgage brokers who routinely do deals out of state. 

It changes your routine.
