We've had great luck in these areas as many people would like  1) cheaper rent obviously 2) a backyard 3) a pet, 4) off street parking.

At bare minimum, it should list everyone who is an authorized occupant, how much is the rent, how often is it paid, who owns the appliances, what (if any) pets are allowed, and my favorite question: "Are there any other written or verbal agreements of any kind between you and the owner/land lord?"
