In the instructions, we tell visitors that life jackets are required to be worn at all times while on the water and also have a sign posted on the property next to the kayaks.

I also ask tenants to rate themselves on cleaning and anyone who says 10 (very clean) gets instructions repeated on what not to use since they tend to be cleaning freaks.

Some items you may chose for more durability, but the greatest determinant in how well your plumbing system will fare is in how well you instruct your tenants and manage your properties.  

Personally, it is not a situation where I would want to test the waters.If your student tenant is concerned he will spend his rent money, then he can always give it to a trusted third-party (like the guarantor on his lease, or a parent) with instructions to release each months payment to you on the first of the month.

You can provide a phone number with instructions to describe the nature of the issue in order to receive a return call - or, you can go electronic altogether and require complaints to be filed through a website or e-mail.
