Insurance Policy for Airbnb with water activities
Question for any people with short-term rentals. I've got a property that abuts a small pond that is currently operated as an Airbnb. We provide kayaks free for use to all of our guests. In the instructions, we tell visitors that life jackets are required to be worn at all times while on the water and also have a sign posted on the property next to the kayaks.
The risk (drowning) presented here is similar to any home that might have a pool, EXCEPT for the fact that the activity takes place in a public pond, not directly on our property, so I don't think any homeowners/umbrella insurance policy would cover it. I'm not sure that Airbnb's policy wouldn't either, though I admit I haven't read through it in detail.
As one could imagine, free kayaking is a great value that we provide to our guests - so we want to continue this service. We have considered having all of our guests sign a waiver but that would present a logistical nightmare. Any suggestions for how we could better protect ourselves in case of an accident would be welcome.
