Here are my two cents, more like four actuallyWorking with Large banks like wells fargo, Bank of America might not be the best idea as they are going based of your Income in home country (Indian/UK) which means even if they end up lending you with their crazy terms (like 60% LTV, PMI), it might not be good enough since they won't lend you for more than 1-2 properties based on your income in home country.

Realistic does not mean the mint condition Ferrari that was found in the barn....it means a deal that is good enough to make it worth your while but not so great that 35 other investors would either find it first or pay more than you.

Given your requirements of 3X rent as income I guess it would be difficult to answer b/c the people might have been together for several years and engaged to marry so should be good enough combined for the $1800 requirement but I suppose it would vary on a case by case also.

Still have work to do to make it better, but it seems to do a good enough job building credibility with homeowners so they feel like we're a real company vs someone who doesn't know what they're doing.Yeah I'm interested in going into other markets at some point.

If you can tie it up for a good enough discount to value it can still work, but if its bank owned there's probably a no assignment clause in the contract.I've had people bring me "deals" for more than they were listed for.

If you can use a bank it is usually cheaper interest than a hard money lender but if the deal is good enough paying a higher interest rate can get you started if you aren't able to get a loan from a bank or to cover the difference between the price and the amount the bank will loan you.
