Not to get to into the economic weeds but when you as a society encourage everyone to go to college and limit immigration suddenly you don’t have enough blue collar workers.

That said, I had to make some sacaraficed in my comfort of living due to having to have sell 3 of my rentals , bringing my income down, so for the next year, I may get a part time job, my rentals bring in a nice positive cash flow, but I really can’t spend it, I take a small small monthly salary, but overall I dont draw from my rental business, I like to grow that account for repairs or acquisitions and if I take to much the business can come to a halt if I can’t afford to buy more rentals……so I am in a vicious credit card cycle where I get a big check, need to keep my score up so pay off the debt, all of sudden I have little cash left, back to credit, and so on.

Folks, nowadays I see suddenly a lot and a lot CU can offer HELOC to rental, with CLTV from 65-75%.

It was cash flowing negative $100 for the first year and now sometimes it breaks even or makes like $80/ month.The mortgage payment vs rental income is so close not to mention sudden repairs, a break-in, vacancies, increased property taxes that added $120 per month to my mortgage payment.

They suddenly don't feel rich.

To summarize what should follow is this: selling pressure, lack of buyers, and sudden shock to business and commercial real estate MBS' will have a roll over effect into all real estate.

You getting your mortgage lender license doesn't mean you suddenly have access to unlimited capital btw. 

All of sudden, the heat and air condition does not work, the stove does not work and tenent stated that nothing is smoking or smells burnt but notices  melted plastic near the heating system. 

Yeah not sure it's a bubble so much as - this month everything suddenly jumped up and very low inventory so people are in a panic.
