I know a lot of the flat rate web sites say they will refer any calls right to you and not a realtor but do they really do that or will they have a friend agent contact you to get a commission, I am not sure.I am just trying to maximize my rental advertisement and was curious what others use.     

I would like to have a web based approach rather than a "beat the street" with bandit signs, etc. 

In my firm, we have no marketing budget on any property and every property is put everywhere applicable and spread to thousands of sites, magazines, newspaper so we have a smaller split.

I don't know your skill sets but I run a digital agency - from home - and all my virtual workers are stay at home moms that do SEO, or writing, computer work, VA's, web design or other things and they all earn at least $2000/mo or more. 

I have to ignore those questions or risk losing my listing, and then wonder if they'll go find my web site using google.Once guests get to your rental, make sure that your on site marketing reminds them that they can avoid high fees charged by booking sites if they go direct to your web site next time.

You can start with simple things first, and eventually work your way into more sophisticated PHP and Web Services API development using Globiflow
