We specify in the rental agreement what the tenant can and can't do on their own.The tenant agrees to properly use the appliances in accordance with manufacturer instructions and assumes all responsibility for their care and cleaning.

Like others have said, make them use a deposit slip with the address on it-and- find a bank that posts pics of those slips online.I have a bank that does real-time images of the deposit, so I simply log-on and see the amount, the pre-printed address on the slip, and the timestamp.Also the money automatically sweeps out everyday so no major security concerns.On my payment instructions I tell them "you must use either the pre-printed deposit slips or you must write your address on a blank deposit slip provided by the bank..blah blah....Failure to do so may make you subject to a late fee "

I got the closing package yesterday afternoon to sign a bunch of things but still no deed and title policy for my attorney to review.Nonetheless, I followed instructions and signed everything and emailed back this morning at 8am.

From my experience, I had several incidents were the tenants kept failing housekeeping inspections they just didn’t know how to clean so I provided information and instructions in a letter prior to the inspection and it worked...I hope this help..
