Remember to exercise caution when looking for "the quickest" way to make a profit.

And a soft remodel (paint, new vinyl laminate floor, etc) is usually in the 5-10 range for me...So you may have found a lucrative investment and an exercise program (especially if you become a small scale landlord)

Start small, either investing in tax liens and or cheap tax deeds so you take minimal risk and get the experience and the ball rolling.

Is there something I'm missing or do you remain involved in order to help the TB get a loan to exercise their option?  

I got into wholesaling for a while but soon discovered it was a lot harder than I thought it would be and I didn't like the idea of a low ball offer being all I have to offer a seller.
