Now, to @Peter Nikic - I personally believe and practice that proactive, positive, compassionate communication is important.  

While I plan to research and look for a mentor, I wanted to know if there were some best practices for finding a mentor, how to approach a potential mentor, and what would be some key indicators of a good mentor?

Did you have to practice certain measures you were not initially planning on due to COVID-19? 

., we're increasing the cleaning of common spaces to twice a day, switching to virtual showings of vacant units, and sending out information from the CDC regarding best practices to our tenants.

Does anyone have practical experience with CA FTB catching unregistered disregarded LLCs, and how onerous are they on penalties?

Recent events might put the brakes on this practice as investors realize that they have real money at stake and experience matters.  

I will practice patience.

I'll probably continue this practice moving forward.Since we show occupied units, I never have an open house- too much risk of some unknown person swiping something that belongs to a tenant.
