Based on that square footage, I will be surprised if you can do repairs for less than $10K.

On some rehabs I have done, it's incredibly useful as it's basically a scope of work that you can give to your contractor. 2nd, check out your local Rei as they should have a class on this subject also. 3rd, Fast Track Remodeling in Houston has an app that uses their quick estimation method to calculate rehab costs based on square footage.

The main areas of concern are square footage, year built, and the number of bedrooms and bathrooms.
