The place I'm looking at is a modular home (one level - no basement ) and sits in a nice little gated community.

After about two years working (and finally with steady and manageable schedule), I would like to do some part-time investing.I came across BiggerPockets while researching about investing in property, and unbelievably I learnt a lot that made me set my first foot through the gate.

I would say that to get on the most popular podcast in the world when it comes to real estate is it just a matter of telling the founders/gate keepers "I made quick dollars on flipping commercial real estate ?" 

Getting a salaried job right out of the gate would be easiest for this, as a full commission job like a lot of real estate professionals will make this more complicated.

Whatever the type of housing you decide on, location is always the key when buying and selling - a good location will always attract buyers who are willing to pay extra to be in the right area, especially so if it happens to be a gated community.  

Have a dream to own Gated Communities!

Very challenging having that upfront cash reserves right out of the gate after all closing expenses/ furnishings/ reno and could delay you significantly.

That's the trade off markets that have a high cashflow right out of the gate typically don't appreciate.
