Just take your time if you can because there is a low inventory right now which has driven prices up.

I think this is basically driven by the lender.  

We are an escrow driven state, I dont know of any title company willing to take on the escrow role without an Escrow Officer involved. 

I agree with @Jeffery Waicak - although still working towards my first buy and long-term hold deal... it depends if your cash flow or appreciation driven.
