I understand the appreciation is much better than other market but the question is for how long as I believe it has run it's vertical trajectory course mostly by now.  

There is d in lower riverdale and only a little along north main in north riverdale.. the only b is low b adjacent to wegerzyn gardens and museums.

Mortgage, property tax, insurance, gardener, and pool guy run a total of $3,600/month.

It looks like this wide crack (from the picture looks like is a good inch on one side then less on the other plus a vertical crack that seems to follow a brick wall against concrete slab foundation.  

Think there are a lot of great opportunities there.On the utilities side, I've generally seen owners cover gardening services as well.

I mainly want the suburbs of Wayne County( Redford, Livonia, Garden City, etc) but won't turn down Detroit properties in well maintained neighborhoods at a good price point.

@Justin Green  its funny in dirt deals... the sellers usually look at what lots are selling for then figure out they have X many and multiply that by full retail to come to their price.Just put Palmblad Meadows LLC in the mls search.. its in Gresham price 350 to 370k.27 homes 4 pre sold and 12 going vertical right now.. first closings mid dec  ( ya) 24 months from when we put it under contract.

I have never thought of North Tacoma as a garden spot frankly.
