The boring ol' contractor grade (to steal @Blair Poelman s line) or "Level 1" as I've heard it referred to in those neutral colors, with a lot of variable, etc. is far different than the current trend of white granite with only a little variation. 

This is a tough business if you know what you're doing, let alone to try by trial and error.

Google "loan rescinding" or variations, and basically you will find out that mortgage lenders are required to refund to you any costs or fees that are incurred if they do not close the loan.
