I am a Newbie How Should I Start?

Hello, I am a newbie (I have never owed real estate) and I want to get started investing in Real Estate. I am considering several options. I have a little money set aside and was considering house hacking (buying a multi-family, living in one and renting the others). I have also done some research and education on wholesaling. Wholesaling is appealing because I could come in for low money and build my bank up while learning about the industry. Lastly I have a personal relationship with a private money lender and considering buying a multi unit and doing BRRR. Just looking for some advice on where to focus. My long term goal is to have rental units, both residential and commercial.

@Hollis Lewis welcome to this beautiful business, first at all, define your exit strategy, wholesaling is nor investing (o am a wholesaler and a passive investor) but invest for long term passive income is the goal, learn market, find what will be your way to invest, read some good books, go to your local REIA, I started in that way,

West Virginia will offer you a lot of opportunities for cash flow and also make some money rehabbing houses
