That is why, in my opinion at least, it is a good idea to have as few of your assets exposed as possible.I should reiterate, though, that while it may be likely that you will get sued at some point in this business, it is extremely unlikely that you will get sued (and lose) for more than you are worth or than an umbrella policy.

We tapped the water line under the sink to get our cooling water for the condenser, and then we ran a hose into the toilet where we dumped the hot exhaust water down the drain.

I can do a turnkey investment and start far less negative than an ADU addition.However, if you are referring to purchasing a unit with an existing ADU, this could provide a good value. 

Just be aware that nobody is better at analyzing risk than an insurance company.

Where it might take you a couple weeks, and it's exhausting work, save your energy for later in the project.Then I prefer to get the basement in shape.
